Understanding the Difference Between a Home Loan, Mortgage Loan, and Loan Against Property (LAP)
Many people use the terms “Home Loan,” “Mortgage Loan,” and “Loan Against Property (LAP)” interchangeably. However, in practical banking and financial terms, they are not exactly the same.
🔹 Home Loan
A Home Loan is specifically meant for purchasing, constructing, renovating, or extending a residential property. The property being financed is usually mortgaged to the bank as security. Home loans generally carry comparatively lower interest rates and may also provide certain tax benefits under applicable laws.
🔹 Mortgage Loan
A Mortgage Loan is a broader term. It generally refers to any loan secured by creating a mortgage over immovable property. In simple terms, whenever property is offered as security for a loan, a mortgage is created. Therefore, both Home Loans and Loans Against Property involve mortgages in some form.
🔹 Loan Against Property (LAP)
A Loan Against Property is a secured loan where an already owned residential, commercial, or other eligible property is mortgaged to raise funds. Unlike a Home Loan, the funds may be used for broader lawful purposes such as business needs, education, medical expenses, debt consolidation, or other financial requirements. Interest rates on LAP are often comparatively higher than Home Loans because the purpose is broader and the perceived risk may be different.
